Q: I see a unit I am interested in. What is the next step?
A: You will want to come see the property in person. Call our office at 931-298-9578 to schedule an appointment to see the unit. We ask that if you schedule an appointment and cannot make it, you call to let us know you cannot make it.
Q: How do I apply?
A: Under the For Sale/Rent tab there is an application button under each listing. Click on it and you will be taken to the application. Fill out the application and submit your application fee and your application will be processed.
Q: How much is the application fee?
A: The application fee is $20 per application. An application must be filed out for each adult living in the home.
Q: Who needs to fill out an application?
A: Anyone 18 or older that will be living in the home needs to fill out the application.
Q: I am interested. What do I do next?
A: If you want to hold the unit so that no one else can take it, you can pay a nonrefundable fee that will be applied to your rent at the time of signing the lease. You can make the payment at Homeland Community Bank. Tell them it is for Rock Island Community Homes, the lot number and your name. Keep the receipt and send a picture of it to secure the home.
Q: How much is the security deposit?
A: The security deposit is equal to a minimum of one month's rent.
Q: Are pets allowed?
A: Pets are allowed with restrictions. There is a 40lb weight limit. Our insurance does not allow any Pitbulls, Dobermans, Rottweilers or German Shepherds. There may only be 2 pets in the home. There is a $150 non-refundable fee for each pet and a $10 a month per pet fee. If you have papers on a service pet than the fees may be waived but the service pet cannot be one of the breeds listed above.
Q: Are utilities included in the rent?
A: NO. Utilities are applied for by you before you move in or get your keys to the unit and are in your name.
Q: What are the rental requirements?
A: There needs to be verifiable income.
Your monthly income must be 4x the monthly rent.
You need to pay your bills on time.
No drug use.
We run a criminal check, background check, credit check and evictions check.
There are several factors that are considered, not just one thing. We look at the "big picture".
Q: How does the RTO (Rent to Own) work for new homes?
A: Each person 18 or older will need to fill out the park application and pay the $20 application fee.
The new homes are mortgaged through 21st Mortgage. You will also fill out the 21st Mortgage application and disclosure form and return to us. These can either be picked up at the park or emailed to you. We will then forward all paperwork to 21st Mortgage.
The down payment will require a 5-10% down payment and we can figure out your payment once the down payment is determined.
The down payment is an option payment which is non-refundable.
You will maintain the home as if it is already your own.
